1. Question: Where is TIVERTON ESTATE PHASE 2?
Answer: TIVERTON ESTATE PHASE 2 is located at owode-Ise Town, off Lekki Free Trade Zone road about 5mins after

La’campagne Tropicana which is also about 50 minutes’ drive from Ajah bus stop.

2. Question: Who is the developer of TIVERTON ESTATE?
Answer: ANIERA HOMES PARTNERS LTD.
3. Question: What types of infrastructure will the developer provide?
Answer: Perimeter fencing, well-structured road network and Gated House.
4. Question: What kind of features will the developers provide?
Answer: Electricity, Drainage, and Recreational area
5. Question: Would there be any development fee?
Answer: Yes, but the amount is yet to be Determined
applicable fee. For further details, please refer to the land application form.
6. Question: Would there be any survey/ allocation fee?
Answer: Yes, there will be a total of N300, 000 PER PLOT, N500, 000 per 2-3 PLOTS, N700, 000 per 4-6 PLOTS for
Survey/allocation fee.
7. Question: Would there be an agreement fee?
Answer: Yes, there would be a (DEED OF ASSIGNMENT) agreement fee of N50, 000 PER PLOT
8. Question: When will my plot(s) be allocated to me?
Answer: After 100% payment for the land has been made the company will inform subscribers of a chosen date to allocate.
9. Question: What do I get after completion of payment for the land?
Answer: Receipt, Letter of allocation, Registered survey and deed of assignment.
10. Question: What type of title does TIVERTON ESTATE have on the land?
Answer: Government Approved Survey Plan and Layout it is also not committed and is free from government.
11. Question: Can I pay a deposit and pay balance any time within the duration of tenure chosen?
Answer: After the payment of the initial deposit you are expected to pay the balance monthly within 3MONTHS.
Nonpayment as at when due will be treated as fundamental breach of contract which can result to 5% monthly
late charges and possible relocation of the said plot(s)
12.Question: Is there any extra cost required to have a corner piece plot?
Answer: Yes, Corner piece attracts a 25% surcharge.
13. Question: What does it take to acquire a commercial plot?
Answer: Commercial plots attract 40% surcharge and are available on request and availability
14. Question: Can I start construction or building on the land now?
Answer: You can start building on the land after physical allocation and payment of the stipulated survey fee and
Development levy.
15. Question: Is the road to the estate motor able?
Answer: Yes the road to the estate is motor able.
16. Question: Is there any time limit to commence work on my land after allocation?
Answer: No time limit to commence work but property should be well maintained.
17. Question: Can I re-sell my plot/property?
Answer: A subscriber can re-sell his/her property. Company should be made aware of the sale so as to process the
documentation of transfer of ownership.
18. Question: Can I pay cash to your agent?
Answer: While we are not discrediting anybody, we strongly advise that cash should be paid to Aniera Homes Partners Ltd.
Otherwise, cheque should be issued in favour of ANIERA HOMES PARTNERS LTD. We would not accept any
responsibility for any liability that may arise as a result of deviation from the above instruction.
19. Question: What is the size of plot?
Answer: 600sqm.
20. Question: Is there any instalment plan for both full plot and half plot?
Answer: We only have instalment plan for full plot and there is no instalment plan for half plot.
21. Question: If I paid outright for my plot(s) and I’m no longer interested, can I get a refund?
Answer: Yes, you can get a refund however there is a strict 40% administrative and agency fee.

22. Question: If I paid outright for my plot(s) and cannot complete payment on other stipulated fees, can I get a refund?
Answer: There is a 90 days deadline after payment of plot(s) to complete payment on survey/allocation and land
Agreement fees avoid loss of allocation or been relocated to another estate.
23. Question: if I was on the instalment payment plan and cannot continue with the payment, can I get a refund?
Answer: Yes, you can have a refund however; there is a strict 40% administrative and agency fee.

1. Question: Where is THALIA VIEW ESTATE?
Answer: THALIA VIEW ESTATE is located at owode-Ise Town, off Lekki Free Trade Zone road about 6mins

5. Question: Would there be any development fee?
Answer: YES, N300, 000 PER PLOT for Primary Development
6. Question: Would there be any survey/ allocation fee?
Answer: Yes, there will be a total of N300, 000 PER PLOT, N500, 000 per 2-3 PLOTS, N700, 000 per 4-6
PLOTS for Survey/allocation fee. (PROVISIONAL COPY)
7. Question: Would there be an agreement fee?
Answer: Yes, there would be a (DEED OF ASSIGNMENT) agreement fee of N50, 000 PER PLOT
8. Question: When will my plot(s) be allocated to me?
Answer: After 100% payment has been made, Physical allocation is 3-6 months after all payments have
been made in full inclusive of payment for the Survey Plan, Development Levy and Deed of Assignment
9. Question: What do I get after completion of payment for the land?
Answer: Receipt, Letter of allocation, Provisional Copy Survey and deed of assignment.
10. Question: What type of Title does THALIA VIEW ESTATE have on the land?
Answer: Deed of Assignment with land owners, Survey Plan, Layout Plan and Excision File Number.
11. Question: Can I pay a deposit and pay balance any time within the duration of tenure chosen?
Answer: After the payment of the initial deposit you are expected to pay the balance monthly within 3-
7MONTHS. Nonpayment as at when due will be treated as fundamental breach of contract which can
result to 5% monthly late charges and possible relocation of the said plot(s)

Answer: Yes, the purchaser can only commence physical development after the perfection of the title
document

Answer: A subscriber can re-sell his/her property. Company should be made aware of the sale so as to

process the documentation of transfer of ownership.
17. Question: Can I pay cash to your agent?
Answer: While we are not discrediting anybody, we strongly advise that cash should be paid to Aniera
Homes Partners Ltd. Otherwise, cheque should be issued in favour of ANIERA HOMES PARTNERS LTD. We
would not accept any responsibility for any liability that may arise as a result of deviation from the above
instruction.

Answer: 60 ft. x 100 ft. [600SQM].
19. Question: Is there any instalment plan for both full plot and half plot?
Answer: We only have instalment plan for full plot and there is no instalment plan for half plot.
20. Question: If I paid outright for my plot(s) and I’m no longer interested, can I get a refund?
Answer: YES, but it would be subjected to getting another buyer and less 20% Agency fee and 20%
Administration fee respectively
21. Question: If I paid outright for my plot(s) and cannot complete payment on other stipulated fees, can I
get a refund?
Answer: Upon completion of payment for plot(s) of land, a grace period of 90 days shall be given to the
purchaser to complete payment of other stipulated fees and where the purchaser fails to do so within
this deadline, he/she shall be liable to pay a monthly default charge of 3% for the entire period he/she
continues in default.
22. Question: if I was on the instalment payment plan and cannot continue with the payment, can I get a
refund?
Answer: YES, but it would be subjected to getting another buyer and less 20% Agency fee and 20%
Administration fee respectively.
